Rent collection & delinquency

Rent is a schedule of charges and a stream of payments, and the interesting part is the gap between them. Collection covers raising the charges, recording what arrives, and making the shortfall impossible to ignore.

  1. 1

    Work the rent dashboard

Charges due, what has been received, deposits held, and returned payments needing attention — in one place, for the current period.

  2. 2

    Triage delinquency

Balances aged past due, so the conversation is with the right residents in the right order. Dunning steps are recorded against the case rather than living in somebody’s inbox.

    Settle deposits correctly

Deposit settlement is on a statutory clock that differs by state, and the deadline is calculated from the move-out date with the governing citation attached. The system advises; it never blocks you.

Worth knowing

Deposit rules are jurisdiction-specific and were assembled as a starting point, not as legal advice. Have counsel confirm the states you operate in before relying on the deadlines.
