Open a case against a lease
A case is filed against the lease and names the primary occupant. The governing state is frozen at filing — from the unit’s address, or from the property it sits in when the unit does not repeat one — so it cannot change later because somebody corrected a typo. If neither carries a state, the case says so and asks you to set it before any notice can be drafted.

Serve and track notices
Each notice records what was served, when, and the deadline that follows from the state’s rule, with the statute cited. Satisfying or voiding a notice is recorded rather than deleted.
